Types of Repairs

We cannot do every repair as soon as it is reported, so we categorise them as follows:

  • Emergency Repair
    Attended to within 2 hours and completed and made safe within 24 hours until a permanent repair is possible. These repairs need to be attended to quickly to prevent someone being injured, to prevent further damage occurring or for security. Examples are: burst pipes, no electricity, insecure window or doors and loss of heating in cold weather where there is no other form of heating available.
     
  • Urgent Repair
    Completed within 7 calendar days. These relate to repairs that may significantly affect your comfort or convenience. Examples are: leaking roof, door entry phone not working, minor electrical faults and leaks to waste pipes.
     
  • Routine Repair
    Completed within 28 calendar days. These repairs are non-urgent and include: roofing repairs, blocked or leaking guttering, replacement doors and windows, and wall or ceiling plaster repairs. We may visit your property to find out exactly what work is needed before we arrange for the work to be carried out.
     
  • Programmed Repair (Planned Maintenance)
    We will arrange for these to be done automatically and have different time frames depending on the work. For example we usually replace boilers every 15-20 years and paint communal areas in blocks of flats every 10 years. Our residents handbook give more detail on approximate time frames for planned maintenance works.
     
  • Post Inspections
    We carry out inspections to a random selection of our properties when repairs are carried out to make sure the work has been completed to your satisfaction. This might be a visit to your home, a telephone call or a postal survey.
