Gas Servicing

Like all landlords we have a legal duty to carry out a safety check each year of the gas appliances in your home. This service helps make sure that the appliances are completely safe and that they are working properly, which in turn can help you manage your gas bills.

You will be contacted by our contractor Status Heating, when your annual gas service is due and they will let you know when they will call. You must make sure that you let them into your home to carry out the service and safety check. At the end of the visit you will be given paperwork to show that they have checked your gas appliances and that it is safe. You must not do anything to these appliances yourself..

The check is vital to your safety and :

It is free, takes about an hour depending on the number of gas appliances you have, and it makes sure your heating is running efficiently. Above all, it will help keep you and your family safe. Every year more than 30 people are killed from faulty gas fires or appliances in the home.

If you do not let us in to do the service you could be putting yourself, your family and your neighbours at risk from carbon monoxide poisoning. You cannot see, smell or taste carbon monoxide, but it can kill within a matter of minutes.

Not allowing a gas safety check means you are breaking your
tenancy conditions.

If you do not make arrangements to let our contractors in, we will take the following legal steps to help us gain access:

  • A request for an injunction against you from your local county court could be made
  • We’ll seek to recover the court costs
  • If we obtain the injunction from the court and you still fail to allow access we will issue possession proceedings against you, which could result in you losing your home
Engineering Services Team

We have our own team who look after gas issues, specialist equipment in high rise blocks, the repair and maintenance of lifts, communal aerials and fire alarms, and provide advice to customers on these areas. This team includes qualified engineers and electricians who will look at the quality and safety of the work carried out by our contractors to make sure you get the best service possible.

Help us to help you – it could save your life!

Gas leaks - If you smell gas:

    • Put out cigarettes
    • Never use a match or naked flame to find the leak
    • Never use electrical switches
    • Open doors and windows
    • Check to see if a gas tap has been left on or a pilot light has blown out
    • If you still think there is a leak, turn off the gas at the meter and immediately call National Grid on

  • We always use Gas Safe Registered contractors and fitters, so
    ALWAYS ask to see their Gas Safe identity cards.
  • NEVER try a do-it-yourself repair on any gas pipe or appliance –
    you could be breaking the law, and putting yourself and others at risk.
  • NEVER block sources of ventilation, such as air-bricks, or obstruct flues.
  • ALWAYS follow the user instructions on any gas appliance.
